Marie at Monster Moves is delighted to bring to market this genuine Scottish Croft. The Banks is an owner occupied registered croft, with all the benefits, grants for fencing, house building and other entitlements that come with owning a croft. It comprises of around 3.27ha ( 8.07 acres approx) of land adjacent to Basta Voe in North Yell. The croft is located in a secluded position but still easily accessible to the rest of Shetland and boasts stunning views of the Voe and the surrounding area where numerous rare beautiful birds have been recorded, including the Rose Coloured Starling, King Eider, Golden Plover and White Winged Scoter. Amongst sea life recorded there are regular sightings of Killer Whales, Risso’s Dolphin and even Humpback Whales have been sighted. The croft faces South West sloping gently down to the shore where the small, sandy peninsular at the bottom of The Banks would be great for mooring a small boat. There is no outstanding planning permission but the croft is situated in Shetland Isles Zone 2 for planning.
The croft is situated approximately 8 miles from Mid Yell, the population centre on the island and approximately 11 miles from Aywick where you will find a thoroughly large stocked shop. There is also a wide range of amenities including a shop, post office, school leisure centre/swimming pool and health centre. Yell is connected to Mainland Shetland by an excellent ferry that not only connects to the mainland but to all the islands all day and late into the evening 7 days a week. There is also a regular ferry service to Aberdeen and Orkney. Ulsta Ferry which operates to the mainland is 15.8 miles away, there is also Sumburgh Airport which is 68 miles from the croft and flies to Inverness, Aberdeen, Edinburgh, Glasgow, Manchester and Bergen in Norway in the summer months.
The Banks also has Apportionment rights of 14ha ( 34.6 acres approx. ). Apportionment approval from Crofters Commission enclosed ( now expired ). Picture 6 shows map of approved apportionment area. The purchasers will have the right to reapply for the apportionment and subject to conditions would be eligible for grants through S.G.R.P.I.D. for fencing and provision of agricultural buildings, roads, water supply etc. An apportionment is a right granted to fence off an equivalent area equal to the crofts share of common grazing’s.
The banks has access rights from the road right down to the shore. Both electricity and mains water supply are approx 100m from croft.
Shetland is famous for its wild, rugged, unspoilt beauty and its famous inhabitants including, Puffins, Seals, Shetland Ponies and Otters which makes this croft very accessible for a holiday home as it is still in the Uk as no Visas or checks need to be carried out.
